Pairing Frederik and Louis up just shows you how smarmy and green Louis is. That being said Weavers right Frederik was scummy for that mood.

All cash is a draw to the seller especially because the bank's appraisal may not match the selling price and the buyer may not be able to secure a mortgage. Clearly some of these apartments are being sold at prices that seem to exceed the current going rate and not necessarily because they are actually worth more but because the buyer WANTS it even if it means over paying to get it.

I cannot believe that Luis CRIED. Give me a fucking break! What a player! He lost me then. And anyway, I'm one of the 25% (via WWHL poll) who is on Fredrick's side. Luis had a shot. He was so delighted to get an offer, he was practically giggling. And he cashed the check? LOLOLOLOLOLOL.

I'd feel bad for Ryan, getting hazed and then playing Russian Roulette against his knowledge, but it all felt set up.

On the real estate porn side, I loved that apartment that Luis said was only worth $1.3 million. When I left NYC in 2005, there were smaller, inside apartments on 12th Street, where I lived, that were going for $1 million. So that apt. at $1.3 seemed a steal to me. I guess I don't know prices after 2008's RE crash. Which.... what? I thought NYC was bullet-proof?

I think Luis was also trying really hard to squeeze out those tears, too. My question is, why does he have to swear so much?I would find that very unprofessional if he were my realtor.

I love Fredrik just for his facial expressions. If I weren't swearing off booze I'd do a shot every time he purses his lips.

See, Luis' crying seemed legit to me. It was crying out of utter frustration. I actually believed him. Selling Lespinard would have been a step up for him, and he got shot down. Hell, I'd cash Frederik's check too.

That apartment he was next selling was 54 Pine in the Financial District, which has always been way cheaper than 12th Street. Where on 12th Street were you, Icy? I don't know the price pattern in the Financial District. In my neighborhood, prices are just reaching the 2008 levels again, and not quite. As for very, very high end apartments, I think they now exceed 2008 levels.

Ryan's place was Bloomberg's building, 59th and Lex. It's his company headquarters as well as residential. It's great for a pied a terre, but not for regular living. It is right next to Bloomingdale's. Beyoncé and Kelly Rowland both had apartments in there before she and JZ hooked up.

Yeah, Frederik's wonderful Mercer St apartment was between Spring and Prince, two of the busiest Soho Streets. I'd rather be further west with less tourist traffic., like over in Bethenny's area. I didn't think it was worth over $4, but I'm not up to date on prices. Course I'm not up to date on bathtub prices. If Bethenny's place was $5, that place isn't worth $4, IMO.

It isn't a neighborhood with grocery stores and small delis and dry cleaners. It's very commercial. The ground floor of the building is all retail stores, Banana Republic is right across the street, and Bloomingdales is next door.

True dat. It DOES have it's benefits. And I'm sure there are many concierge staff to do running for menial tasks for you. Gosh, that guy didn't even live there, he owned it as an investment. It bugs me that middle class can't get housing and rich like Cresus people can afford to keep apartments empty for an investment.

Considering they probably have a big entrance and doormen and major building services, I'd be okay with it. But in general, I wouldn't want to live in a shopping neighborhood, because coming home late in a cab and getting out on a dark, deserted street is not fun. Even on my residential street (east 12th, between 1st and Ave. A) I was always appreciative of cabbies who would wait until I was inside before driving away.

I think this neighborhood is just about never deserted. But anyway the building is in two halves, the first on Lexington, the second on Third. In the middle is the residents entrance, it's off the street and cars can drive in. There is a Starbucks there too.

I saw this and thought it was interesting. I have no clue if their apartment list price "matches the comps" for the area or not...let's face it, for the 99% of us, we can only imagine these apartments in our dreams.

Week 3 no booze. I'm doing the South Beach Diet ( down 8+ pounds) because I was sucking down waaay tooo much wine. Too much self medicating with wine. So, I'm swearing it off for awhile. But if I meet you in the Capri, it'll all go out the window!
